This Rental Agreement ("Agreement") is made on [Date] between [Landlord Name], residing at [Address] ("Landlord"), and [Tenant Name], residing at [Current Address] ("Tenant"). The Landlord agrees to rent to the Tenant the property located at [Rental Property Address], including [description of furnished items, parking spaces, storage units, if applicable] (the "Premises").
The lease shall commence on [Start Date] and shall continue for a period of [12] months, ending on [End Date]. Upon expiration, the lease shall automatically convert to a month-to-month tenancy unless either party provides [30/60] days' written notice of termination. The Tenant shall have the right of first refusal to renew the lease for an additional term under mutually agreed conditions.
The Tenant shall pay a monthly rent of [Currency] [Amount] due on or before the [1st/5th] day of each calendar month. Payment shall be made via [bank transfer/check/online payment] to [account details]. A late fee of [Amount or Percentage] shall be assessed for payments received more than [5] days after the due date. The first month's rent and the security deposit are due upon execution of this Agreement.
The Tenant shall pay a security deposit of [Currency] [Amount] upon signing this Agreement. The deposit shall be held by the Landlord and returned within [14/30] days of lease termination, minus any lawful deductions for unpaid rent, damages beyond normal wear and tear, or cleaning costs. The Landlord shall provide an itemized statement of any deductions.
The Landlord shall be responsible for structural repairs, plumbing, electrical systems, and major appliances. The Tenant shall maintain the Premises in clean and habitable condition and promptly report any needed repairs. The Tenant shall be responsible for minor maintenance (light bulbs, fuses, clogged drains caused by misuse) and any damage caused by the Tenant, their guests, or pets.
Either party may terminate this Agreement by providing [30/60] days' written notice prior to the end of any monthly period. If the Tenant wishes to terminate before the lease expiration, the Tenant shall pay an early termination fee equal to [1-2] month(s)' rent. The Landlord may terminate immediately for non-payment of rent (after [7]-day cure notice), illegal activity, or material breach of this Agreement.
